The pre-purchase home inspection is conducted for the buyer on their selection of a new house. The time and cost will vary depending on the size, complexity and cost of the home. Minor additional expenses may be added for special tests or excessive travel distances. The full inspection begins with the exterior and ends with a walk on the roof if it is safe to do so. (Some examples of unsafe conditions include being too high, too steep, poor surface condition or slippery conditions such as moss, snow and ice or inassesablity.) The interior is done starting with the highest living level first including a view of the attic, if accessible. Each lower level follows ending with the kitchen and its appliances. The basement or crawl space will be last ending with the mechanical equipment including electrical, plumbing, heating and air conditioning when allowable (the air conditioning system will not be operated if the outside temperature has been below 60o for 24 hours prior to the inspection). During the inspection a checklist / work sheet will be filled out (one for each room) as well as the analysis report. These will all be presented to the customer at the conclusion of the inspection (some individual apartments, condos and partials may not need the checklist). Payment is customarily received at the conclusion of the inspection in the form of a personal check or credit card.
